Q: How much can my property make per night?
A: That’s always the first question, and the honest answer is: it depends. Rates are driven by both season and presentation. I can influence performance with the way we stage, price, and present your home, but no property escapes seasonal lulls. There’s a formula to ensure success, but it’s a mix of location, quality, and management.
Q: What about occupancy?
A: Occupancy ebbs and flows with the seasons too. The goal isn’t to be booked every single night, it’s to balance rate and occupancy so you net the best returns. I’ll run the numbers and set you up for realistic success, not hype.
Q: Can I legally run an Airbnb here?
A: Every city and county has its own regulations, and they change often. Some areas allow new permits, some require you to be in certain zones, and occasionally a property will come with a transferrable permit. The safest path is to confirm with the local city or county before moving forward. If short-term rentals aren’t an option, mid-term rentals (30+ days) can still deliver strong returns with less turnover.
Q: What’s your fee structure?
A: Short-Term Rentals (Airbnb/VRBO): 15% of the nightly rate + housekeeping fee. There’s also a one-time $500 onboarding fee to get your property set up right.
Mid-Term Rentals (30+ days): 10% of the rent + housekeeping fee. Example: rent is $6,600 per month → my fee is $660.
Q: How are you different from a traditional property manager?
A: I don’t deal with long-term tenants, leases, or rent collection. My focus is short-term and mid-term rentals only. That means five-star guest experience, smart pricing, staging, and reviews. I operate like a boutique hospitality manager, not a landlord.
Q: Can you help me buy an Airbnb property?
A: Yes. I’m a licensed Realtor® with Ninebark Real Estate (OR License #201226895). I work with buyers in Bend, Sunriver, Redmond, and the Central Oregon Coast. My role is to help you identify properties with strong rental potential while making sure you understand the local rules before you buy.
Q: What kind of ROI can I expect in Bend, Sunriver, or on the Central Oregon Coast?
A: Each market has unique dynamics. Bend and Sunriver see strong seasonal demand, while the Central Oregon Coast attracts steady year-round tourism. If short-term rentals aren’t available in the area you want, mid-term rentals can still deliver excellent results. I’ll walk you through real numbers so you know what to expect before you buy
Q: What types of properties do you take on?
A: I take on homes that have strong potential and owners who are committed to creating a great guest experience. Not every property is a match for the short-term or mid-term rental space, and that’s okay - part of my job is helping you understand what will actually perform. If the property has good bones and you’re open to reasonable improvements, I can elevate it. If it’s not the right fit, I’ll always be honest about that upfront so no one wastes their time.
Q: How much do I need to be involved as the owner?
A: My clients typically prefer a hands-off experience. I handle the day-to-day operations, pricing, communication, turnovers, and systems. Your role is approving repairs or upgrades when needed. I’m happy to collaborate, but I also run established systems that work - so the best results come when owners trust the process. Clear communication and alignment at the start make everything run smoothly.
